Construction builder’s clean

Specialised construction builder’s clean & high-access handover services in Melbourne
The builder’s clean is the last stage before handover, when a finished Melbourne build stops being a site and becomes a clean, safe space ready to hand over. It clears the fine dust, debris, cement residue and contaminants that a construction job leaves behind, inside and out.
For the exterior of a multi-storey or high-rise build, we reach the windows, facades and eaves by rope access and EWP, so the high-level work gets the same detailing as the ground floor.
How the clean is staged
A builder’s clean usually runs in three stages, in step with the trades:
- A rough clean first, to clear the major debris, dust and construction residue from every area.
- A re-clean once the last of the caulking, sealing and paint touch-ups are done, to take off the smudges and material they leave.
- A final handover clean and inspection right before the keys change hands, so the place is spotless and move-in ready.
Across those stages the work covers:
- Interior detailing: bathrooms, kitchens (cupboards inside and out, benches, stovetops) and laundries, plus joinery, skirting, doors, power points and switches dusted and wiped.
- Floors: hard floors vacuumed and mopped, carpet vacuumed through.
- High-access exterior: windows, frames and tracks cleared of paint, plaster, render and silicone. Protective film pulled off the glass. Facades, cladding, fascia and eaves pressure or soft washed to shift cement dust and grime.
- Grounds: driveways, concrete and paving pressure washed of grime, oil and cement dust.
- Remediation: hazardous construction waste removed, and any mould or mildew treated.
Safety on a construction site
Construction work is tightly regulated, so every job runs to the Occupational Health and Safety Act 2004 and the OHS Regulations 2017. Our crews hold the White Card, and many also carry EWP licences and Working at Heights tickets. A Risk Assessment and Safe Work Method Statement are prepared before any high-risk or at-height work, ropes and anchors meet the standards, and the team is trained in rescue. We carry $20 million Public Liability Insurance.
What it costs
We quote each project on what it needs. Builder’s cleans are usually priced one of two ways:
Approach | How it works | Typical rate in Victoria |
Hourly | Per cleaner, per hour. Suits jobs where the scope is hard to fix up front. | About $35 to $45 per hour per cleaner. |
Fixed price / per m² | A set quote after we have assessed the site, often with a price cap. | A rough guide for residential and renovation work is $8–$10 per m². |
On top of that, the price moves on the high-access needs, such as rope access or EWP for the upper levels, on how much debris there is and how stubborn it is, and on whether the work runs after hours or on a weekend. Send us the project and we will put a detailed quote to it.
Frequently asked questions
What is the core difference between a builder’s clean and a standard commercial clean?
A builder's clean, also known as post-construction cleaning, is an intensive, specialised service focused on removing construction-specific hazards like heavy debris, fine dust, plaster, render, and chemical residue from surfaces. Standard commercial cleaning, conversely, is routine maintenance performed in occupied spaces to maintain hygiene. Builders cleaning requires specialised equipment and expertise that goes far beyond regular cleaning to make sure the space is hygienic, safe, and ready for occupancy.
How does Rope Access Melbourne handle high-rise window and facade cleaning after construction?
For multi-storey and high-rise properties in Melbourne, we use specialised industrial rope access (abseiling) and/or elevated work platforms (EWP) to safely access exterior surfaces and complex architectural designs. Our certified technicians are trained to remove stubborn construction residue, including paint, plaster, render, silicone, and grime from high-rise windows, frames, and facades, ensuring a streak-free, crystal-clear finish before handover.
What safety certifications and compliance documentation are essential for high-risk builders cleaning in Australia?
Safety is non-negotiable for high-risk construction work. All cleaning operatives must possess a White Card (Construction Induction Card). For work involving falls over two metres, a full Safe Work Method Statement (SWMS) must be prepared before commencement, detailing hazards and control measures. Our high-access technicians hold specialised credentials such as Working at Heights Certificates and IRATA/ARAA certifications to make sure safe operation. We also carry $20 million Public Liability Insurance.
How is the cost of a construction builder’s clean determined in Melbourne?
The cost is highly customised based on several factors, including the overall size and height of the property, the complexity of the design, the type and amount of construction debris (which dictates the necessary labour time and specialised solutions), and the accessibility (if rope access or EWP hire is required). While hourly rates in Victoria range from approximately $35 to $45 per cleaner, quotes are generally provided as a fixed price based on the estimated scope to make sure transparency and value for the specialised, intensive service provided.

What affects the price of construction builder’s clean
Every building is quoted after we have seen it. These are the factors that move the number up or down - ask us about any of them and we will explain how they apply to your site.
| Height and access method | Rope access, elevated work platform or suspended platform - the method is chosen for the building, and it sets the crew size and setup time. |
| Surface area and condition | Heavy soiling, salt, traffic film or construction residue take longer and need specialised products. |
| Facade complexity | Recesses, angled or domed glazing, tight gaps between buildings and heritage detailing all slow the descent down. |
| Access and anchor points | Buildings with certified anchor points are quicker to set up. If there are none, temporary systems or installation are quoted separately. |
| Scheduling | Work outside trading hours, staged access or occupied tenancies affect the programme. Regular maintenance cycles are cheaper per visit than one-off jobs. |
Quotes are free and carry no obligation. Where the work is subject to a compliance requirement, the quote states which standard it is carried out to.
