Rope access non-destructive testing (NDT): high-rise structural integrity checks in Melbourne

Keeping a high-rise sound takes more than cleaning it. Non-destructive testing is how you find the defects that do not show from the ground, the cracks, corrosion and failing seals inside the building envelope, without cutting into the structure to look. We do it by rope access, so an IRATA/ARAA technician can examine the facade square metre by square metre, close up, where scaffolding or an EWP would be impractical.

What we inspect and test on a typical job:

Method

How we do it

What it finds

Thermal inspection

Thermal cameras, on ropes or by drone.

Panel faults, energy loss and hidden water paths.

Visual facade inspection

A physical check of every square metre of the facade.

Staining and mould, corrosion, wear and structural concerns.

Anchor point testing

Inspection and certification of fixed anchors.

Whether the anchors still meet Australian standards and are safe to use.

Water integrity check

A focused look at joints, seals and cladding or window penetrations.

Failed caulking or a broken access seal letting water in.

You get a written report with photos of anything of concern, which is what the repair and maintenance planning then runs on.

Safety and Victorian OHS

NDT and the repairs that follow it are high-risk construction work, so they run to the Occupational Health and Safety Act 2004 and the OHS Regulations 2017. A Safe Work Method Statement, covering falls and falling objects, is written before any work with a fall risk over two metres. Our technicians are IRATA/ARAA certified and trained to the ARAA competency standard, rope access is a Level 3 control, and we carry $20 million Public Liability Insurance.

What it costs

We quote free, on the building. The price moves on the height and complexity, whether it is a visual facade inspection or adds advanced diagnostics like thermal drone work, the certified crew and anchors and the safety documentation, and the report at the end. Tell us what needs testing and we will scope the NDT and put a price to it.

Frequently asked questions

What types of non-destructive testing (NDT) are performed via industrial rope access?

High-access NDT primarily includes advanced inspection techniques such as detailed visual facade inspections to check for wear and structural concerns, and specialised thermal inspections (often via thermal cameras or drones) to detect panel faults, performance issues, or energy losses. Rope access is used due to its better accessibility and precision on complex high-rise structures.

What key Australian safety standards govern NDT and inspection work at height?

All high-risk work in Melbourne, including NDT where a fall risk is greater than two metres, requires a mandatory Safe Work Method Statement (SWMS) to be prepared before work starts. All rope access technicians must hold IRATA/ARAA certifications. The work must comply with the Occupational Health and Safety Act 2004.

Does your NDT service include testing permanent height safety equipment?

Yes. Our services involve inspecting and verifying existing anchor systems. Permanently fixed anchorages used regularly must be inspected by a competent person at least every six months. This check means the anchor points - which are essential secure attachment points - meet Australian safety standards and provide reliable connections for all high-access tasks.

What structural degradation issues can rope access NDT detect on high-rise facades?

Rope access allows technicians to detect subtle failures that cause water ingress, such as failed caulking or sealing around joints and penetrations. They also look for loose frames around windows, corrosion, and overall wear and tear that compromise the building's aesthetic appeal and structural health.

How does the weather affect the scheduling of rope access NDT services in Melbourne?

Rope access operations, including inspections, prioritise safety above all else. We monitor weather conditions closely and must reschedule cleaning tasks if extreme weather poses a safety risk. Strong winds or heavy rain can impact the safety and accuracy of high-access diagnostic work.

What affects the price of non-destructive testing (NDT)

Every building is quoted after we have seen it. These are the factors that move the number up or down - ask us about any of them and we will explain how they apply to your site.

Height and access methodRope access, elevated work platform or suspended platform - the method is chosen for the building, and it sets the crew size and setup time.
Surface area and conditionHeavy soiling, salt, traffic film or construction residue take longer and need specialised products.
Facade complexityRecesses, angled or domed glazing, tight gaps between buildings and heritage detailing all slow the descent down.
Access and anchor pointsBuildings with certified anchor points are quicker to set up. If there are none, temporary systems or installation are quoted separately.
SchedulingWork outside trading hours, staged access or occupied tenancies affect the programme. Regular maintenance cycles are cheaper per visit than one-off jobs.

Quotes are free and carry no obligation. Where the work is subject to a compliance requirement, the quote states which standard it is carried out to.

Suburbs we cover

We work across greater Melbourne - from CBD towers to bayside and outer-suburban sites. If your suburb is not on the list, ask anyway: our crews travel across the metropolitan area and regularly work in regional Victoria.

Builders clean before handover: what site managers get wrong

A builders clean is the last step before keys change hands, and it is where most handover delays start. This guide sets out what the clean must cover, what it typically costs in Melbourne, how long it takes and the mistakes that push the handover date back. You finish with a checklist you can put in front of the cleaning contractor before anyone signs off.
