High-rise window cleaning in Melbourne, by certified rope access solutions

Melbourne is a city of glass towers, and glass shows everything. Streaks, salt haze and traffic film read from the street and make a good building look tired. We are a rope access team, and we clean high-rise windows and the facades around them on commercial and residential towers across Melbourne, to a streak-free finish.

The windows nobody can reach with a ladder or a boom lift are the ones we are set up for. Our technicians abseil the building on ropes off certified anchors, which gives them a stable, flexible position to work the awkward spots: the narrow gaps between towers, the recesses, the curved and angled glass.

Beyond how it looks, a regular clean pulls off the salt, soot and grime that etch glass and corrode frames over time, so the glazing lasts longer, and clean glass simply lets more daylight in.

Safety and Victorian rules

A fall over two metres is the risk we plan every job around, so we work to the Occupational Health and Safety Act 2004 and the OHS Regulations 2017, under WorkSafe Victoria. A risk assessment and a Safe Work Method Statement are written with the crew before work starts. If the wind gets up or the weather turns, we reschedule rather than push on. Our technicians are IRATA/ARAA certified and hold Working at Heights tickets, and the anchors we rig to meet Australian standards. We carry full Public Liability Insurance and every technician is covered by WorkCover.

How we reach and clean the glass

Rope access is the main method on tall and complex facades: the technician descends the face on ropes, reaching tight spaces and unusual detailing a machine cannot. On some flat-fronted or modern towers we use an elevated work platform or boom lift for a stable base, or a suspended platform (swing stage) when the crew needs a wider deck along the facade.

For the clean itself we mostly use water-fed poles with purified, deionised water, which leaves glass clear without chemicals or streaking, backed up by squeegees and hand tools where they work better. Stubborn marks, whether mineral deposits or construction residue like paint, render, silicone and concrete off a new build, get a specific solution to lift them.

What it costs

Every quote is free and specific to the building. The main things that move the price:

  • How high the building is and how access is rigged, since rope access, EWPs and swing stages each carry their own setup.
  • The surface area, and how much salt, soot or traffic film has built up (worse near busy roads).
  • The facade design, since domed or angled glass and tight gaps take more time.
  • How often it is cleaned. A regular clean every three to six months is cheaper per visit than a one-off.
  • The scope, since bundling facade cleaning, caulking or anchor point work into one visit saves rigging the building twice.

You get a clear quote with no surprise extras. Send us the building address and the number of floors, and we will price the clean.

Frequently asked questions

How are high-rise windows cleaned in Melbourne?

The access method depends on the height and design of your building. Industrial rope access, or abseiling, is the main approach for tall towers and complex facades. It is carried out by IRATA and ARAA certified technicians. For other structures, technicians use Elevated Work Platforms (EWPs), suspended cradles or telescopic poles. Windows are cleaned using water-fed poles with purified water to prevent streaks, alongside traditional manual squeegee tools.

What safety standards apply to high-rise window cleaning?

High-rise window cleaning follows strict OHS and WHS regulations managed by WorkSafe Victoria. Before starting work on site, technicians complete a Risk Assessment and a Safe Work Method Statement (SWMS/JSA). Technicians hold Working at Heights certification, while the work is backed by Public Liability and WorkCover insurance. On the ropes, workers attach to certified anchor points with multiple security lines. This protects workers on height and pedestrians on the ground below.

How often should high-rise windows be cleaned?

Cleaning frequency depends on your location and how much dirt hits the facade. Buildings in the Melbourne CBD or near heavy traffic collect grime quickly, making a schedule of every 3–6 months ideal. Regular washing prevents urban pollution, traffic film and weather exposure from causing permanent damage to the glass over time.

How is high-rise window cleaning priced?

Quotes depend on several physical details of your building. The main cost factors are building height and complexity, which dictate whether technicians use rope access, EWPs or hired suspended cradles. Total glass surface area, the severity of dirt buildup and the frequency of service also affect the final price. Site inspections and quotes are provided free of charge to establish clear costs for your committee.

Can window cleaners remove paint and concrete from glass?

Yes. Builders clean services handle tough construction residues left behind after new builds or renovation projects. Technicians remove stubborn marks including paint, render, silicone and concrete splatter. Specialised techniques and chemical solutions strip away these deposits safely without damaging the glass. This process also helps restore glass surfaces affected by light scratches or heavy residue during construction.

What affects the price of high-rise window cleaning

Every building is quoted after we have seen it. These are the factors that move the number up or down - ask us about any of them and we will explain how they apply to your site.

Height and access methodRope access, elevated work platform or suspended platform - the method is chosen for the building, and it sets the crew size and setup time.
Surface area and conditionHeavy soiling, salt, traffic film or construction residue take longer and need specialised products.
Facade complexityRecesses, angled or domed glazing, tight gaps between buildings and heritage detailing all slow the descent down.
Access and anchor pointsBuildings with certified anchor points are quicker to set up. If there are none, temporary systems or installation are quoted separately.
SchedulingWork outside trading hours, staged access or occupied tenancies affect the programme. Regular maintenance cycles are cheaper per visit than one-off jobs.

Quotes are free and carry no obligation. Where the work is subject to a compliance requirement, the quote states which standard it is carried out to.

Suburbs we cover

We work across greater Melbourne - from CBD towers to bayside and outer-suburban sites. If your suburb is not on the list, ask anyway: our crews travel across the metropolitan area and regularly work in regional Victoria.
