Preserving structural integrity: expert facade & structural maintenance in Melbourne
A facade does far more than look good. It takes the weather, the grime and, in Melbourne, the salt air off the bay that slowly corrodes surfaces. Left alone, that shows up as water getting in, staining, mould and corroding fixings. Keeping a facade maintained is what stops those turning into structural repairs.
We do that work by rope access, off certified anchors, so our IRATA/ARAA technicians can reach the parts of a building that scaffolding or a boom lift cannot, and repair or seal them without tying the site up.
What facade and structural maintenance covers
We clean and restore facades in brick, concrete, glass, metal, stone and render, choosing the method by the material. Soft washing, at low pressure with a biodegradable cleaner, handles delicate surfaces like render, paint and timber. Pressure washing suits hard surfaces like concrete, stone and paving. Chemical cleaning lifts stubborn stains, paint and pollution residue.
On the structural side we re-caulk and seal joints to keep water and draughts out, repair the weather and wear damage picked up in inspections, paint hard-to-reach sections off ropes, and design, install, repair and certify the anchor points that everything at height hangs off.
Safety and Victorian OHS
High-access work runs to the Occupational Health and Safety Act 2004 and the OHS Regulations 2017. The rule is to remove a fall risk first (Level 1). Where that and passive protection such as scaffolding (Level 2) are not practical, a work-positioning system like rope access (Level 3) is used, by more highly trained operators. Technicians are IRATA/ARAA certified, a Safe Work Method Statement is written for any work with a fall risk over two metres, and anchors and equipment are inspected before use.
Working near the coast and near stormwater drains, we use eco-friendly products and contain run-off so it does not reach surface waters.
What it costs
Each building is quoted after we have seen it. The price moves on the height and how access is rigged, the scope of the work (routine upkeep versus repairs, caulking or abseil painting), the condition and material of the surface, and the certified rope and safety systems the job calls for.
Ask us to look at your building, and we will quote the maintenance it needs.
Frequently asked questions
What structural services are included in high-access facade maintenance?
Beyond advanced high-rise cleaning, our services include critical structural integrity work such as facade repairs to address weather damage and wear, abseiling painting, and important caulking & sealing to prevent water ingress and improve the building’s energy efficiency by using high-quality sealants. We also provide installation, repair, and certification for anchor points.
Which cleaning methods are safest for delicate or aged facade materials?
The cleaning method is chosen based on the material type. For sensitive surfaces like painted exteriors, stucco, or aged tiles, soft washing is generally recommended. Soft washing uses low pressure and specialised, often biodegradable, detergents to remove contaminants without risking surface damage or etching that can occur with high-pressure washing.
How often should Melbourne high-rise facades undergo maintenance or cleaning?
How often the facade needs attention really comes down to where the building sits and what it deals with every day. If it’s close to a busy road, in a humid pocket of the city, or anywhere near the coast, dirt and grime build up much faster. Most places can get away with a proper wash every year, but buildings in tougher environments usually need a check or clean a lot sooner - sometimes every six months - just to stop the surface from wearing out before its time.
What safety measures are mandatory for performing structural maintenance at height in Victoria?
All high-access structural maintenance must comply with the Victorian OHS Act and Regulations. This includes using Level 3 control measures (industrial rope access) only when higher controls are not practicable, ensuring all technicians hold IRATA/ARAA certifications, and preparing a mandatory Safe Work Method Statement (SWMS) for any work involving a fall risk over two metres.
Why is specialised cleaning important for high-rise caulking and sealing projects?
Before anything gets sealed, the surface has to be cleaned properly. If there’s dust, old sealant, or any grime left behind, the new material simply won’t stick the way it should. That’s when leaks and other problems start showing up. Getting the prep work right is especially important on high-rise sites, and rope-access crews make it possible to reach the awkward spots and clean them well enough for the new sealant to actually hold.

What affects the price of facade & structural maintenance
Every building is quoted after we have seen it. These are the factors that move the number up or down - ask us about any of them and we will explain how they apply to your site.
| Height and access method | Rope access, elevated work platform or suspended platform - the method is chosen for the building, and it sets the crew size and setup time. |
| Surface area and condition | Heavy soiling, salt, traffic film or construction residue take longer and need specialised products. |
| Facade complexity | Recesses, angled or domed glazing, tight gaps between buildings and heritage detailing all slow the descent down. |
| Access and anchor points | Buildings with certified anchor points are quicker to set up. If there are none, temporary systems or installation are quoted separately. |
| Scheduling | Work outside trading hours, staged access or occupied tenancies affect the programme. Regular maintenance cycles are cheaper per visit than one-off jobs. |
Quotes are free and carry no obligation. Where the work is subject to a compliance requirement, the quote states which standard it is carried out to.
