High-rise access & building maintenance

High-rise access & building maintenance
Maintaining a tall building in Melbourne is mostly a problem of access. Where scaffolding or an EWP does not fit the job, or is not worth the cost and disruption, rope access gets a technician to the awkward parts of the building instead, off certified anchors and set up in hours.
Under Australian safety law rope access is a Level 3 control, a work-positioning system. It is used when removing the fall risk (Level 1) and passive protection like scaffolding or an EWP (Level 2) are not reasonably practical for the task, and it calls for more highly trained operators.
What we maintain from ropes
Off the same rig our crews handle the full run of high-access maintenance:
- Window cleaning with water-fed poles and deionised water for a spot-free finish.
- Facade cleaning and restoration by soft washing, pressure washing or chemical cleaning, matched to the material, which keeps corrosion and staining in check.
- Caulking and sealing to keep water and draughts out.
- Abseil painting on sections a platform cannot hold position on.
- Anchor points designed, installed, repaired and certified. Fixed anchors in regular use are re-inspected by a competent person at least every six months.
- Gutter clearing and high dusting on the parts of a building nothing else reaches.
Safety and Victorian OHS
Everything runs to the Occupational Health and Safety Act 2004 and the OHS Regulations 2017, under WorkSafe Victoria. Technicians are IRATA/ARAA certified and trained in rescue. A Safe Work Method Statement is written for any work with a fall risk over two metres, and harnesses, ropes and anchors are certified and inspected before use. When we clean with chemicals we contain the run-off, by bunding or vacuum recovery, so nothing contaminated reaches stormwater drains, and we use eco-friendly products where we can. If the Melbourne wind gets up, the job is rescheduled.
What it costs
Each building is quoted after we have seen it. The price moves on the height and how complicated the facade is to reach, the scope of the work from routine cleaning through to restoration, caulking or abseil painting, the condition and area of the surface, how the access has to be rigged, and whether the work runs after hours to keep disruption down.
Tell us the building and the maintenance you have in mind, and we will price the access.
Frequently asked questions
What qualifications are required for high-rise building maintenance in Melbourne?
Technicians must hold IRATA or ARAA qualifications to work on high-rise structures in Melbourne. These credentials confirm training in rope manoeuvres, equipment safety and emergency rescue. All operations must follow WorkSafe Victoria regulations. This includes drafting a Safe Work Method Statement (SWMS) for high-risk work where fall hazards exceed two metres.
Is rope access better than scaffolding or an EWP?
Scaffolding and elevated work platforms (EWP) are Level 2 controls in the fall prevention hierarchy. They are preferred where practical. Rope access is a Level 3 control, used when scaffolding or an EWP cannot be set up safely or cost-effectively. Rope systems cause less street disruption and offer fast setup for facade cleaning, caulking and tight architectural spaces.
What high-rise maintenance services can be done using rope access?
Rope access tradesmen carry out a broad range of maintenance duties on tall buildings. Core services include structural facade repairs, abseiling painting, and exterior joint caulking to prevent water ingress. Technicians also design, install and certify roof anchor points in line with Australian safety standards to maintain ongoing safety compliance.
How do you maintain safety compliance for height work?
Work complies with Victorian OHS regulations. Anchor point installations must meet Australian safety standards, with fixed anchorages inspected by a competent person at least every six months when in regular use. Technicians use rope access as a Level 3 control when higher-level controls are not practicable, backed by a detailed SWMS with emergency rescue procedures.
What factors affect the price of high-rise building maintenance?
Pricing depends on building height, architectural complexity and total surface area. The specific scope of work matters, such as routine window cleaning compared to detailed facade restoration. Existing building condition, heavy staining, setup difficulty, specialist equipment needs and scheduling requirements also shape the quote for a property in Melbourne.

What affects the price of high-rise access & building maintenance
Every building is quoted after we have seen it. These are the factors that move the number up or down - ask us about any of them and we will explain how they apply to your site.
| Height and access method | Rope access, elevated work platform or suspended platform - the method is chosen for the building, and it sets the crew size and setup time. |
| Surface area and condition | Heavy soiling, salt, traffic film or construction residue take longer and need specialised products. |
| Facade complexity | Recesses, angled or domed glazing, tight gaps between buildings and heritage detailing all slow the descent down. |
| Access and anchor points | Buildings with certified anchor points are quicker to set up. If there are none, temporary systems or installation are quoted separately. |
| Scheduling | Work outside trading hours, staged access or occupied tenancies affect the programme. Regular maintenance cycles are cheaper per visit than one-off jobs. |
Quotes are free and carry no obligation. Where the work is subject to a compliance requirement, the quote states which standard it is carried out to.
Suburbs we cover
We work across greater Melbourne - from CBD towers to bayside and outer-suburban sites. If your suburb is not on the list, ask anyway: our crews travel across the metropolitan area and regularly work in regional Victoria.

Who pays for balcony repairs in a Victorian owners corporation
Balcony repair costs in a Victorian owners corporation are split according to the lot’s boundary, not the building’s structure. This article explains the two main rules that decide who pays, how to check your plan of subdivision, and what to do when the answer is not clear.

What documents a contractor must give you after height work
After rope access or facade work on your building, the contractor owes you a set of documents, not just an invoice. This guide lists each one, what it should contain and what to do if it never arrives. Keep it with your owners corporation records so the next contractor and the next committee can find it.

Gutter and roof cleaning before Melbourne storm season
Blocked gutters and a dirty roof cause most of the storm damage that ends up as a repair bill for owners. What the work costs, how long it takes on a tall building, and what happens if you leave it until the first October storm.

Builders clean before handover: what site managers get wrong
A builders clean is the last step before keys change hands, and it is where most handover delays start. This guide sets out what the clean must cover, what it typically costs in Melbourne, how long it takes and the mistakes that push the handover date back. You finish with a checklist you can put in front of the cleaning contractor before anyone signs off.
