How Much Does Gutter Cleaning Cost in Melbourne? Price Ranges and What Changes the Quote

For a standard gutter cleaning on a single-storey Melbourne home, most bills land between $180 and $450 (AUD). Double-storey houses usually sit between $250 and $700. Townhouses are often $200 to $600. Low-rise blocks and strata common areas run $600 to $2,500+. Larger commercial and strata sites can pass $3,000 when access is slow or the roof area is big. These are ranges, not a menu. The job price follows access, height, gutter length, debris load and whether downpipes need clearing.

Season matters. Plane trees and liquidambars drop in autumn, storms hit in winter, blossom adds mess in spring. A dry March gutter moves fast. A wet May gutter full of leaf sludge does not. The same house can swing by $80–$150 between those two days.

Indicative prices by building type

Building type Indicative price range (AUD) What usually changes it
Single-storey house $180 - $450 Roof pitch, gutter length, debris volume, rear access
Double-storey house $250 - $700 Height, anchor setup, downpipe access, tree cover
Townhouse $200 - $600 Shared walls, narrow paths, strata requirements
Low-rise apartment block $600 - $2,500+ Linear metres, roof access, waste removal, traffic control
Commercial / strata common area $800 - $3,000+ Documentation, after-hours work, larger roof area, safety systems

We price to length, not just house type. Two double-storeys can differ by dozens of metres because of garages, verandahs, pergolas and extensions. If nobody asks for length or photos, you are getting a rough guess.

A small terrace in St Kilda East with about 20 linear metres of gutter can come in under $180. A steep two-storey Edwardian in Hawthorn, poor rear access, heavy tree cover, and you can pass $700. Suburb name is not a rate card. Photos or a site look give you a figure that sticks.

Why phone quotes come in light

A phone quote is an estimate without a roof in front of us. The default assumptions: average length, clear access, dry debris, easy downpipes. On site, those fall over often enough that the bill moves.

Common reasons a cheap phone quote grows:

  • Compacted sludge under overhanging branches takes time to scoop and lift.
  • Downpipes blocked below the inlet need flushing and extra clearing.
  • Access needs a harness, ropes or an elevated work platform instead of a ladder.
  • WorkSafe Victoria height controls change the setup and add labour.
  • Waste is heavy and wet, so bagging and removal take longer.

If a price sits far under the table ranges, ask what is missing. Some quotes cover a quick scoop only. No bagging. No downpipe clearing. No checks. Those are the parts that stop overflows.

What a fair gutter clean includes

It is not just a handful of leaves. Melbourne gutters carry leaf litter, seed pods, dirt, tile grit and sometimes nesting. Leaving that in the downpipes means the next rain undoes the job.

At Rope Access Melbourne, our quoted work includes:

  • Removal of all debris from gutters and valley trays.
  • Bagging and removal of green waste from site.
  • Clearing and flushing downpipes to check water flow.
  • Checking gutter brackets, joins and stops for rust or looseness.
  • Removing roof debris that would wash straight back into clean gutters.
  • Photos after the job showing the clean and any cracks, loose brackets or blockages.

Older roofs often need both gutters and roof areas cleaned. If the team is already on the roof, combining with roof cleaning can cut repeated access time.

Height, access and rope access

Plenty of places in Melbourne are not safe or efficient from a ladder. Steep pitches, second-storey gutters over gardens, narrow side setbacks, brittle old roof sheets - all slow ladder work or make it unsafe. That is where rope access is the right tool.

Coastal suburbs like Brighton and Williamstown do not cost more by default. Price follows salt crust, sand in the gutters and upper-level access. Tree-heavy pockets of Hawthorn and Elwood usually carry more leaf load per metre.

We run rope access under a safe system of work to AS/NZS 1891 and WorkSafe Victoria guidance. That includes anchors, checks and rescue planning. It is not a corner-cut. It is often faster and safer than scaffolding or an elevated work platform on the same site.

Three storeys or more, or gutters sitting above tiled sections with no safe edge, will need added height-safety controls. Expect the quote to reflect that. Two houses on one street can look alike from the ground and still price differently once we look at anchor points and access.

What changes the quote on site

These are the things that move a fixed price up or down once we see the roof:

  • Linear metres of gutter and how many corners, joins and outlets we have to clear.
  • Debris type: dry leaves go quickly; wet leaf sludge and tile grit take longer.
  • Downpipe design: spreaders and closed offsets can slow clearing and flushing.
  • Access: locked roof hatches, no rear access, or fragile roofing add time.
  • Waste: small jobs fit in green bins; heavy, wet loads need removal off site.
  • Documentation: some commercial and strata sites need SWMS, inductions or permits.

How to get a tight quote

Send photos from both ends of the roofline and one that shows height. Tell us the suburb, approximate gutter length, and if you see overflow in heavy rain. If it is strata, include the lot plan or roof access notes.

With that, we fix most single- and double-storey prices from photos. Complex commercial or strata roofs may still need a site visit before we lock it in. That is the difference between a range and a number we will stand by.

Frequently asked questions

How much does gutter cleaning cost for a double-storey house in Melbourne?

Most double-storey homes fall between $250 and $700. Height, roof pitch, anchor needs, downpipe access and tree cover set the time. Steep or over gardens often means rope access instead of a ladder, which adds setup.

Why do gutter cleaning quotes vary so much between companies?

Inclusions differ. Some prices cover a quick scoop only; others include downpipe clearing, bagging waste and basic checks. Access methods (ladder, rope access, EWP, scaffolding) and WorkSafe Victoria compliance change setup time.

How often should Melbourne homeowners clean their gutters?

Once or twice a year suits most homes. Autumn and late spring are common. Heavy tree cover may need three visits to stop overflow and eave leaks.

Do i need to be home during the gutter cleaning?

No, as long as we can access the roof and downpipes. Some bodies corporate want a contact on site. We send photos after the job and note any repairs needed.
